My siblings had settled in United States and I had also decided to settle there with my family and had moved here on 10th September last year.  As it was a new place, I had decided not to sell my owned property, but to give it on rent so that if I don’t feel comfortable in US then I can come back.  At the same time, I didn’t want my property to be a negative gearing one and so I thought of giving it on rent.

As the decision was taken all of a sudden and much time was not left to find a suitable renter, I had decided to contact some good Vendor Finance, who could handle the things well.  I was then suggested of Paul and Karen, who arranged a renter for me in no time.

Vendor finance is a new concept which is very convenient option for the buyer as well as the seller. When we plan to buy some property we sometimes do not have those resources as property rates are very high and real estate is going higher and higher and thus to have the whole amount at once is not generally possible and thus people sometimes opt for the bank loan or some other way out.

This is on other way of dealing with such situation this is more convenient as you do not have to take any bank lone instead the amount lacking is paid by the vendor and the property remains on the vendors name till the time the whole amount is paid by the purchaser and once the purchaser pays back the whole amount the whole amount is transferred to the buyer or purchaser.

There is a contract signed between the vendor and the purchaser and the purchaser have to agree the terms and condition that are set by the vendor. Thus this is the best way out and mostly people use this option to deal with such situations so what are you waiting for if you face any problem in finance while you are buying a property then this option always will be there.

 Is there any good thing in keeping negative gearing properties?

Some people do keep it, but I don’t know why.  If the property is in some remote areas, then we can understand that it is due to unavailability of people to take it on rent, but in certain cases even in urban areas the property lies useless.

My friend had a property in a remote area.  He was in search of some good people who would take good care of the property and also pay the rent on timely basis.  It was a difficult job to get such a renter in a remote area, but this tough job was made easy by two people, Paul and Karen.

 Do you feel that investing in properties would ever be a loss?

If I take my experience into account, then my reply would be NO.

We invest in properties, which are already an asset to us and thereafter we can give it to some people on rent and every month it will generate positive cash flow.

This is what I have been doing since last few years and the one whom I trust most to find the renters is Paul and Karen.  They are very reliable person and the renters found by them are very good.  I have never faced any problem with the renters arranged by them.  The renters take proper care of my home and it is also well maintained.  They take complete responsibility of the renters and we don’t have to worry of anything at any point of time.  They also help in buying and selling of property. I have been earning positive cash flow from two to three properties, which I own.

If we invest in shares, then when the market is not good the rates would go down and at times, we don’t even get the money we have invested.  Same is the case with various other investments, but if we invest in properties it will always be a gain for us.

Whenever I gather some money I invest it in property, as I have found that it is a good mode of investment, which would never be a loss as I can also generate positive cash flow from it by giving the property on rent.

Below I would like to relate my experience with Vendor Finance.

This is what I faced nearly 2 years back.
